Implement routine property inspections
You have tenants, who have been residing in a property for nearly three (3) months and it is now time for you to arrange and conduct the first routine inspection for the property.
For this activity, you are required to use hypothetical information to complete and submit all tenancy documents as outlined in the following:
1. Compose an email to the tenants to give them notice of the Landlord/Agent's intention to inspect the premises. Schedule the routine inspection for a date that is three (3) months after the lease commences between 10am and 11am. Ensure that you give the tenant the minimum notice period required under the Residential Tenancies Act

2. Compose an email to the landlords inviting them to attend the routine inspection and document their reply as to whether or not they will be attending

3. Create evidence of communication via email between the agent and tenants regarding access to the property for the agent to conduct the inspection i.e. will the tenant be home, or will you need to use the agency’s spare set of keys?

4. Conduct the inspection and complete the Routine Inspection Report provided. Upon inspecting the property, you find that the tenant is maintaining the property well; all rooms are clean, neat and tidy and undamaged by the tenant. However, the tenant has reported that the hot water tap in the main shower is leaking and the sliding door to the built-in wardrobe in the second bedroom is difficult to slide open and close

6. Create evidence of communication via email between the agent and landlords including the results of the routine inspection, actioning of repairs and allocation of appropriate tradespeople

7. Create evidence of communication via email between the agent and tenants regarding landlord’s instructions regarding repairs.
